As many of you will be aware, the Edwardian shopping arcade which was originally opened in 1912 on Liverpool Street, has been taken over by Boxpark. The buildings are still owned by Transport for London, but they have signed a 15-year lease with Boxpark who plan to open ‘BoxHall City’, a covered food hall with an expected 16 kitchens and two bars. The Edwardian features of the building will be retained and restored, accompanying the introduction of high-end food counters, craft beer outlets and a new music hall.
Boxpark founder Roger Wade said: “We are excited to repurpose the building and make it home to a premium food, beer and music hall – BoxHall, whilst retaining its character and feel.”
TfL’s Head of Commercial Property Nigel Pickup said: “This will provide a range of food and beverage options to the thousands of people who visit, work or pass through Liverpool Street Station every day.”
Building work has recently started on site in an effort to get the site operational by Autumn 2025. As such, letters have been distributed to local businesses and residents who may be impacted by the noise, including the Site Manager’s contact details. A copy of the letter for those who may not have received it is as outlined below.
“I am writing to introduce WFC Contractors Limited (WFC) and myself, Chris Eckersall, as the site manager responsible for the Fitout of the existing Met Arcade. We intend to start on site in August 2024 for 22 weeks we will be on site a couple of weeks before to set up site. During this time, we will endeavour to ensure that everything is carried out to make the process as neighbour friendly as we can.

The works being undertaken under this contract consist of the fit out of shell and core structure that has already been stripped out by another contractor. The works consist of:
* Installing MEP Services (above ground water/drainage/electrical/data and HVAC equipment; no works are taking place which required works below ground)
* Drylining the shell
* Installing Floor & Wall Finishes
* Installing Ceilings
* Installing Joinery Fixtures & Fittings
* Installing Kitchen units
* Fitting out BOH Area’s (storage, management office, waste storage, drinks cold room)
* Toilets
As you will have noticed, the external protection of the Metropolitan Arcade is comprehensive, and we have taken all steps possible to ensure that the protection of the public is maintained at all times.
